NEW ASSURED SHORTHOLD TENANCIES (ASTs) SIGNED ON OR AFTER 1 JUNE 2019

Holding Deposit (per tenancy) – One week’s rent.

To secure a property reservation, please note that the reservation fee will be retained if any relevant person, including guarantors, withdraws from the tenancy, fails a Right-to-Rent check, provides materially significant false or misleading information, or fails to sign the tenancy agreement and/or Deed of Guarantee within 15 calendar days (or any other mutually agreed deadline specified in writing).

Security Deposit (per tenancy) – Five weeks’ rent.

A security deposit equivalent to five weeks’ rent is taken to cover any damages or defaults by the tenant during the tenancy period. This deposit is held in a government-approved tenancy deposit scheme to safeguard your funds and ensure transparency. Learn about how we protect client funds in our Client Money Protection policy.

Early Termination (Tenant’s Request)

If the tenant decides to terminate the contract before its expiration, they will be responsible for the landlord’s costs associated with re-letting the property, in addition to any rent due under the tenancy until the start date of the replacement tenancy. These costs will not exceed the maximum amount of outstanding rent on the tenancy.

Other Tenant Charges and Fees

In line with the Tenant Fees Act 2019, we do not charge tenants for:

  • Inventory checks (unless specifically agreed in writing)
  • Credit or reference checks (covered by the holding deposit)
  • Rent guarantee insurance
  • Any fees not explicitly permitted by law
